Town house, Lansdowne, Dublin 4
A 2 bedroom home located in the leafy suburb of Dublin 4. Whilst this home was only 14 years old it had fallen into neglect & disrepute. The floor space was badly planned & this led to the home seeming small & pokey with little light.
The brief was to utilise the every inch of space where possible, to let light in & give a sense of form & funtionality.
This was a complete oveerhaul. We started by removing all the studded walls downstairs including the divide between the oversized kitchen and the pokey living room. The staircase was removed to be replaced by an open thread staircase with a unique banister feature we designed along with Mr. G. Jones. This not only created an interesting feature but also let light flow through. The kitchen was redesigned so as it would not impose on the lving/ dining section. This was achieved by min imising the amount of above counter units used. All the white goods & storage are set down in the lower units. A breakfast bar was implemented. The design of the kitchen also fell in with the request of the client that they could cook & entertain at the same time as there was no solid obstruction between the different sections of the downstairs layout.
The bedrooms had new wardrobes installed with a unique strips of mirror to wash light around the rooms. In the front bedroom – a new storage section was created, making use of a void space above the staircase.
The bathroom was a challenge – the client requested both a bath & a shower unit to be installed. This was achieved by taking approximately 50cm of space from the back bedroom. This worked well as the bedroom didnt lose anything in funtionality & gave the room a cleaner wall line as the room had the services boxed in in the corner in the first place. We also achieved the request by using a quarter moon bath & shower unit. A large mirror that spans the whole wall gives the sense of space & depth.
We adapted the attic as well. Insullated & lay floor boards to provide much needed additional storage with pull down ladder access.
The back garden has a beautiful old limestone wall. It had a rotting shed and an overgrown lawn. We removed the shed & the grass and scattered a sandstone pebble, whilst painting the walls a brilliant white to provide a simple yet contemporary outdoor space.

The final result was incredible – what was a dark boxy abode became a bright contemporary dwelling. This project featured in House & Homes 'Renovate' 2006 magazine & in 'Irish homes' magazine 2007.
